This calculator works backwards from your target DSCR ratio to determine the maximum purchase price that will still allow you to qualify.

Max PITIA = Monthly Rent ÷ Target DSCR

From the maximum allowable PITIA payment, we calculate backwards to find the highest loan amount and purchase price.

  • Higher rent = Higher maximum purchase price
  • Higher target DSCR = Lower maximum purchase price
  • Lower interest rate = Higher maximum purchase price
